Services & Pricing

We offer two management packages:
- Standard Package: 8% of gross monthly income
- Premium Package: 12% of gross monthly income

The Standard Package includes tenant screening, rent collection, maintenance coordination, monthly financial reporting, and regular property inspections.

The Premium Package includes everything in the Standard Package plus enhanced marketing, professional photography, more frequent property inspections, dedicated account manager, and guaranteed tenant placement.

Our management fee covers most services, but there may be additional charges for services like evictions, major renovation management, or after-hours emergency calls. These are clearly outlined in our management agreement.

Yes, we charge a one-time leasing fee of 50% of the first month's rent for new tenant placement. This covers marketing, showing the property, screening tenants, and lease preparation.

On average, we fill vacancies within 30 days, depending on market conditions, property condition, and rental price point.

We conduct thorough background checks that include credit history, criminal background, eviction history, income verification, employment verification, and previous landlord references.

Property owners receive detailed financial statements and rent disbursements by the 10th th day of each month. You can also access your owner portal 24/7 for real-time updates.

We have a network of licensed, insured, and reliable contractors who handle maintenance issues promptly. For minor repairs (under $1,000, we proceed without approval to ensure quick resolution. For larger repairs, we seek your authorization first.

Yes, if you have preferred vendors who are properly licensed and insured, we're happy to work with them.

Tenant Questions

Tenants can pay rent through multiple convenient methods including our online tenant portal, ACH transfers, or other electronic payment options.

Tenants can submit maintenance requests 24/7 through our online portal, by email, or by calling our office during business hours. For emergencies, we offer an after-hours emergency line.

Emergencies include no heat in winter, major water leaks, gas leaks, electrical hazards, or any condition that makes the property uninhabitable or poses a safety risk.

Pet policies are determined by individual property owners. If permitted, we typically require an additional pet deposit and/or monthly pet rent. Service animals are accommodated according to fair housing laws.
